A few things worth knowing as a landlord
Inventories & deposits
Without a comprehensive inventory, you won't be able to claim the deposit if your tenants have caused damage. Deposits must be lodged with independent deposit schemes, which have strict rules regarding payment of the deposit to the landlord. My detailed inventory and schedule of condition mean the required evidence is there if we need to prove the deposit should be paid to you.
Unoccupied property & insurance
Your home insurance will likely be invalidated if an unoccupied property isn't checked regularly — meaning you'd pay out of pocket for any damage. Some insurers want the property checked every two weeks; others every four. I tailor a package to suit your needs and your insurer's demands.
Holiday let registration
A holiday let registration scheme has been in force since 1 October 2022. Unless you're registered, sites like Airbnb won't allow you to list the property, and registering means proving compliance with the regulations. I can carry out an EPC, legionella risk assessment, floorplan and PAT report, and use my checklist to get you ready with minimum fuss.
